Dana Point homes and what they ask of an appliance

Salt air, sand and the condenser

A refrigerator sheds its heat through a condenser coil, with a fan pulling room air across thin metal fins. Salt in that air settles on the fins, and over the years they corrode, turn powdery and flake away. A coil without fins cannot shed heat, so the compressor runs longer and hotter and the cabinet drifts warm.

On Classic and 600 series built-ins, and on full-height Classic wine storage, the coil is behind the grille at the top. On Integrated columns, undercounter units, drawers and Integrated wine columns it sits low, behind the kickplate, where it also collects floor dust and beach sand.

• What you can do: with the breaker off, look at the coil every few months and clear it with a soft brush and a vacuum. White crust, gray or green powder, or fins that crumble are corrosion. See the condenser cleaning guide.
• What we do: clean the coil and fan, check the fan motor for rust, and measure how the system performs. Near the water, twice a year as part of refrigerator maintenance is worth it.
• When the coil is gone: a condenser corroded through or leaking is a sealed-system repair. We do it in-house, and you get the written price and our view on whether it makes sense for your unit before you decide.

Terrace kitchens and ice machines

Only outdoor-rated units belong on a terrace. An indoor refrigerator moved outside works beyond its design, and manufacturers generally exclude that from warranty. The usual outdoor calls are a unit losing temperature in afternoon sun, a tripping ground-fault outlet, rusted hinges and a grille packed with leaves and sand. If the outlet trips again after one reset, leave it off and call.
