Two things apply everywhere. The water is hard, as in most of Orange County, so ice makers, valves, steam ovens and dishwashers scale up. And most of Irvine is far enough from the beach that condenser dust and pet hair matter more than salt.

Column refrigerators past their warranty
Paired refrigerator and freezer columns are common in the newer villages. Thermador Freedom and Sub-Zero Integrated columns keep the compressor and condenser at floor level behind the toe-kick grille, where dust and pet hair pile up. A column that runs warm in its first decade usually has a fan, a defrost part or a door that no longer closes against its heavy panel. Most repairs are done in the opening with the panels left on. Ice makers, dispensers and water valves

Sealed-system work on Sub-Zero built-ins
Remodels in the original villages left many Sub-Zero built-ins in their second decade, when evaporator leaks and compressor failures begin. Wall ovens, steam ovens, cooktops and dishwashers
Builder kitchens lean on wall ovens and cooktops. Typical faults are a convection fan, a temperature probe, a door locked after self-clean, scale in a steam oven, or an induction zone that faults and shuts off. Yes. Tell us the gate procedure when you book, or put us on the guest list for the day, and the technician checks in like any visitor.
Why does the ice maker in my newer Irvine home keep slowing down?
Usually an overdue filter, which clogs and narrows the flow, or hard-water scale in the water valve. Replace the filter first; if ice is still slow or hollow a day later, the valve or the ice maker needs a look.
Does Irvine's hard water matter for a Miele dishwasher?
Yes. Miele dishwashers with a built-in softener need the hardness level set to match your water and salt kept in the reservoir. Without it, scale builds on the heater and glasses come out filmed.
Do you work in Irvine condos and townhomes?
